Seagle Building

Gainesville, Florida

Our renovation of the historic Seagle Building in Gainesville, Florida reimagines levels one through four of this landmark ten-story structure, originally constructed with a basement and capped by an eleventh-story penthouse, into thoughtfully designed residential living. Located at 408 West University Avenue, when complete the building will host retail and office uses on the ground floor and established residential apartments on levels two through four, offices on level five and six, and condominiums on levels seven through eleven.

Working within two shell floors, each approximately 4,438 square feet, the project transforms levels two through four into eleven contemporary apartment residences, each featuring two bedrooms and a layout tailored for modern living. To support the new configuration, a select portion of level one is being reimagined to incorporate a dedicated egress corridor, seamlessly integrating life-safety upgrades within the building’s active mixed-use environment.

The design introduces four new rooftop patios at level two and three, creating outdoor retreats that connect residents to the surrounding urban landscape while complementing the building’s architectural character. Exterior work also includes a full renovation of the existing roof membrane to ensure long-term durability and performance.

Every element of the project is guided by current local and state codes, honoring the building’s historic presence while elevating it for contemporary use.
